House Skin Essentials

Roofing/Shingles. Proper ventilation of the roof determines the life of your home's shingles. All of our roofs are ventilated with continuous ridge vent and soffit to assure long life for your shingles by reducing heat retention in attic spaces. Incorrect ventilation will result in shingles overheating and substantially reducing their usefulness.

We use only 30# roofing felt instead of 15# felt underneath all roofing shingle applications. This reduces the possibility of future water infiltration and helps ensure the integrity of the roof sheathing during construction and inclement weather. We also use Moisture Guard or equivalent rolled roofing in all valleys to lessen the chance of leaks in these areas over time. When we work with you to select your shingle style and color, we recommend only algae guard shingles.

We insist on at least 6 nails (not staples) per shingle.

Everything is step-flashed using individual pieces of custom vent flashing. We do not pan-flash as pan-flashing eventually leaks.

Tyvek. All of our homes are wrapped with original Tyvek house wrap, not an off-brand name that costs less and offers substandard performance.

Insulation. We provide above code insulation grades. All of our homes are insulated with both batt and blown insulation (R-13 or R-15 in the exterior walls, R-19 in the floors and R-30 or better in the ceilings).

We sound proof key interior walls and plumbing waste pipes for noise reduction.

All penetrations in the top and bottom sill plates are filled with expandable foam and caulked to the sub floor to seal out the possibility of any drafts.

Areas around windows and doors are filled with a low expandable foam in order to retain the integrity of the window and door frames. We seal around all exterior wall boxes, switch plates and covers.

We fire caulk electrical and plumbing penetrations in walls and floors.

Drywall/Sheetrock. We only install drywall that is approved by the U.S. Drywall Association (yes, believe it or not, there is such an organization). Other builders may source discounted drywall that is imported from China or other foreign manufacturers that does not meet U.S. standards. We use water resistant drywall in moisture prone areas, particularly, bathrooms. Each drywall sheet is nailed and screwed to the studs and the joist.

Siding. We use a high end siding such as James Hardie fiber cement products which allow you to create a beautiful, low maintenance home. It allows you to enjoy the beauty and character of wood while providing resistance to weather, insects and fire. Additionally, James Hardie products feature a limited transferable warranty for up to 50 years. Most insurance companies give discounts for concrete fiber siding.

Doors and Windows. We use only the highest quality windows and doors, primarily Andersen, Eagle and Simonton. In some cases we select Thermatru for fiberglass door applications. All of our window and door nailing flanges are taped and flashed with an approved window and door tape and caulked to reduce air infiltration and to shed any condensation that may form during excessively humid conditions.

Interior Trim. When you walk into one of our homes, you immediately see the detail work of our trim carpenter. John has been working with us as a member of our team for 15 years. He is a master craftsman who believes in the old-fashioned way of trimming a home. You won’t see wood fillers used to fill seams or cracks in one of our homes, as John’s miters are exact and edges meet without the need for fill. With his extensive experience and expertise, he makes sure that the trim in each of the rooms of your house is in the correct style and proportion.
