"I've Got My Lot - Now What?"

Most of our clients purchase a lot before they finalize their plans. And, many of our clients are building their dream home from a blank piece of paper for the very first time. With thousands of home plans in books, magazines and on the web, how in the world do you find "the perfect plan" for your lot?

Well, the basic issues that need to be addressed are:
1) Lot features and limitations

- Size

- Slope

- Soil

- Sit optimization

- Setbacks/Standards of your development

2) Lifestyle requirements and "wish lists"
3) Living within a budget

The best way to waste both your time and your money is to shortcut this planning step. You would be amazed at the folks we have met in the past whose design did not work on their lot and/or came in substantially over their planned budget. They either had to scrap the plan and start over or spend additional architectural drawing time to re-size to reduce cost only to end up with a sub- optimal plan.

It is important to get your builder involved at the beginning of this process to guide you through some of the decision making. Your builder knows how to build and can often provide the designer with efficent construction ideas and less costly suggestions to incorporate into the design. With "ballpark" figures, they can advise you regarding current building costs, working with the architect to help develop your plans to give you the "biggest bang for the buck" while keeping you on budget.
