Dixons
Bill and Marla Dixon

Square footage: 4,700 sq. ft. heated/6,000 sq. ft. under roof
House width: 105 sq. ft.
Bill and Marla Dixon purchased a lot on Lake Greenwood that measured
approximately 80 feet wide at the street and 130 feet wide at the lake. This
size and shape of lot should accomodate most home plans; however, setback
requirements combined with the width of the house the Dixon's desired presented
a challenge.
In order to meet these restrictions and maximize the Dixon's view of Lake
Greenwood, Jim Beard worked closely with their architect to place the home on
the lot and to angle the three car garage slightly on the plan. The result -
expansive lake views from almost every room. Bonus - an elegant estate home
with courtyard style entryway.

| Lot Features and Limitations |

Recently a homeowner wanted to
set the house as close to the front of the lot as possible, to provide some distance
between the back of the house and the golf cart path. However, they were the first
on their street to build. We advised them to build as far back on the lot, within the
setback, as they could. That way the homes yet to be built on either side would
not block their beautiful view of the tee, green and pond. They were thrilled with
the final outcome, knowing their view will never be obstructed.

With your lot size, slope,
setbacks/standards and site-optimization in mind, you should now be able to
determine the "footprint" (maximum length and maximum width) of plans that will
"fit" on your lot. As you start to look through plan books or view plans
on-line, the "footprint" is one of the most important search criteria to help
you eliminate plans outside your parameters.
